BACKGROUND

 

1600 Agua Mansa Road is the location of Howard Industrial Partners development (LBA RV Company/Walmart). The project is a 340,000 square feet industrial building situated on a 44.35 acres site. The project is a subdivision of lots 22 through 26 of the Bandini Donation, as per map recorded in book 3, page 24 of maps, in the Office of the County Recorder of said San Bernardino County.

 

ISSUES/ANALYSIS

 

As recorded by the County of San Bernardino, certain utility and Right-of-Way easements were granted to the City of Colton by the Easement and Right-of-Way Agreement recorded December 1, 1994 as Instrument No. 1994-47869 (see Exhibit B). Certain portions of Segments 3 and 10 of these easements are within the Walmart project. The City no longer needs these easements and the developer is requesting the City to quitclaim these easements to LBA RV Company, the current property owner. 

 

FISCAL IMPACTS

 

This action will not have a financial impact. LBA RV Company will cover the cost of the preparation of map, lot description and recordation of the Quitclaim Deeds.
